What Is Stamp Duty Land Tax?

Stamp Duty Land Tax (SDLT) is a tax levied on property purchases in England and Northern Ireland. It was first introduced in 1694 as a means for the government to generate revenue. The name originates from the time when a physical stamp had to be attached to property documents as proof of tax payment.

Over the years, SDLT has evolved significantly, with the government adjusting its rates and thresholds to reflect economic conditions and housing market trends. The Chancellor of the Exchequer often announces changes during the annual Budget, making it essential for buyers to stay updated on SDLT rules when planning a property purchase.

Stamp Duty Land Tax Rates 2025 (Up to 31st March)

For purchases completed before 31st March 2025, the following SDLT rates apply to single residential properties:

First-time buyers receive a discount on SDLT:

For purchases on or after 1st April 2025, revised SDLT rates will apply:

First-Time Buyer Relief (From 1st April 2025)

New SDLT rates for first-time buyers:

If the property value exceeds £500,000, first-time buyer relief is not available.


When Additional SDLT is Payable

Buyers purchasing additional properties (such as buy-to-let investments or second homes) typically face higher SDLT rates, including a 3% surcharge.

Additionally, non-UK residents are subject to an extra 2% surcharge, unless specific exemptions apply.

Example:

  • If you already own a home and buy another for £400,000, standard SDLT is £7,500 (5% of £150,000).
  • With the 3% surcharge, an additional £12,000 is payable.
  • Total SDLT = £19,500

Refunds may be available if a primary residence is replaced within 36 months.
